Why it matters here

Waterproofing inspections on Tallawong builds

A typical Tallawong double storey has two or three bathrooms upstairs and often a balcony over a living room, so a failed membrane leaks onto a ceiling rather than a slab. The finding that started our November 2025 Tallawong investigation was water, and it traced back to things a waterproofing inspection would have caught: missing puddle flanges and paint over the membrane.

What we find at this stage in Tallawong

  • Bond breakers at internal corners
  • No pinholes or thin spots
  • Puddle flange bonded at every waste
  • Membrane height up walls and at the hob

FAQ

Waterproofing inspections in Tallawong: common questions

What is a bond breaker?

A strip or bead at a corner that lets the membrane flex without tearing as the walls and floor move. AS 3740 requires it at internal junctions.

Why are pinholes a problem?

Each one is a path for water through the membrane. They are sealed with another coat before tiling and impossible to find after.

What does a puddle flange do?

It connects the floor waste to the membrane so water that gets under the tiles still reaches the drain rather than the slab or the room below.

Do you inspect balconies at this stage?

Yes, where the membrane is on. We check the outlet, the overflow and the membrane turned up at the door.

How long does it take?

About an hour for a typical house with three wet areas.

What standards apply?

AS 3740 for internal wet areas, AS 4654.2 for balconies and external membranes, and the National Construction Code.
